Project Overview
Challenges
Scope of Work
Our team was contracted exclusively for the following scopes:
-
Div. 3: Concrete Formwork & Slab-on-Grade (SOG) Foundations
-
Div. 31: Earthwork to support flatwork and structural areas
-
Div. 32: Paving, Sidewalks, and Equipment Pads
Concrete Installation Totals
-
Foundations: 27,600 sq. ft.
-
Paving: 62,223 sq. ft.
-
Sidewalks: 8,265 sq. ft.
Miscellaneous Concrete Items
-
Light pole bases, dumpster pads, and utility pads
-
Total concrete scope exceeded 100,000 sq. ft. of installed work across foundations, paving, sidewalks, and structural concrete components
Structural Highlight
A critical feature of the project included the construction of a 300-linear-foot retaining wall, reaching approximately 15 feet in height.
The wall required a large cast-in-place footing and served as a structural solution for grade retention due to a 20-foot elevation difference from the front entrance to the rear of the property.
This retaining wall was integral to stabilizing the site and enabling both flatwork and structural work at varying grades.
Key Strategies Used
- Detailed Pre-Pour Coordination: Worked closely with the general contractor and site supervisors to plan sequencing, steel placement, weather windows, and curing protocols.
- Crew & Equipment Phasing: Allocated resources strategically to different zones, allowing for simultaneous progress across paving, foundations, and sidewalks.
- Quality Control & Inspection Management: Met all compaction, layout, and strength testing requirements with no major rework or delay.
- Adaptability in Field: Managed grade adjustments and unforeseen conditions related to underground utility work without delaying downstream activities.
Results & Metrics
- Completed all concrete work within the 6–9 month window.
- Poured and finished over 100,000 sq. ft. of concrete across multiple elevations.
- Passed all inspections with zero safety incidents.
- Maintained scope delivery on budget and on schedule, despite tight sequencing with other trades.
Unique Insights
& Innovations
- Multi-Zone Execution Model: Divided the site into four primary work zones with alternating foundation and paving crews, reducing congestion and improving efficiency.
- Lean Concrete Delivery Schedule: Implemented optimized pour schedules using just-in-time concrete delivery and batch plant coordination to eliminate waste.
- Retaining Wall Engineering: Executed a long-span, high-retention wall with deep footings — engineered to retain over 20 feet of grade difference — allowing safe transitions across the site’s major slope.
- Stormwater & Utility Coordination: Integrated utility crossings and drainage slopes into slab preparation and pour elevations without compromising finish or alignment.
